[CO] Is a rough-condition 32 year old furnace a negotiable item after inspection?

During the inspection, the furnace was opened up and it was in rough shape… The kill switch didn't work, the filter was a cheap-o that had been dislodged from the mounting point and was jammed against the air intake completely caked with dirt, and the unit is 32 years old. Is this something I can ask to be replaced or credited for? I talked to my realtor today and she told me that we can't negotiate on a furnace that is working. She did suggest we get it cleaned. Is she right here? I am a total newbie to the home buying process, but I do know that a new furnace is going to run me like $4k by the time that room is up to code.
