To give an update:
Originally put offer on house May 15th, accepted on 17th. Appraisal came in short right before Memorial Day weekend, which then opened up a week worth of negotiating around price. Inspection the following week and agreed to split costs of repairs.
I received an "approved" from UW email from my lender June 4th, and asked my LO at that point were we good, which he advised yes.
Aside from ensuring we have our downpayment funds in order prior to close, what actually has to happen to receive a "clear to close" at this point?
FWIW – The seller picked the end of the month as she is closing on the purchase of her new home on the 30th and is moving into that place during 4th of July weekend.
