Escrow Agreement – Seller has not completely moved out, but we need to move in due to other circumstances

Not sure if this is the right sub for this, if not, please let me know where to post.

We are set to close on a property on June 30th, however, the sellers just contacted us saying that they need another two weeks (7/14) to completely move out and to target this date as the new closing date. This does not work for us as our lease agreement and other details are all set for the June 30th date.

From the back and forth emails, we have come to an agreement to allow the sellers to store their belongings (only) on the property for this duration with money in escrow for damages (if any) when they finally move their belongings.

Is this a good idea? We are worried that if the sellers do not move their belongings in this time frame, what do we do? Also, what happens if damages exceed the amount in escrow?
