Buying property that shares county land?

Hi All- I'm a native Californian moving back from active duty, and currently shopping for a house. While looking in the Sacramento area we found a location that backs into a large natural Park, which we thought was pretty sweet.

Our realtor informed us today that our back yard technically "ends" half-way through, and the rest of the "yard" is owned by the county, with exclusive use for the tenant. We wouldn't be able to build any structures in that area, and if they decided to build a canal or something they would re-claim that space.

As first-time home buyers this is a little 50/50 – on the plus side, free space that isn't included in the lot size. On the down side, we can't do anything with that area and there is a chance they could build a cell tower there someday.

Anyone have experience with anything like this?
