Door Knocking for a Client

I am a residential agent in Los Angeles. Still very new to real estate, I have a client who is a big time all cash investor. He is looking for a fixer upper in a specific location. Property can be in any condition as long as its bad. I want to door knock that location which he is looking for and hit all the houses that look like they need cosmetic fixing from the outside. I was going to door knock and give them the script of saying I have a buyer looking to buy a house in this area all cash, would you be interested in selling? Here are some questions I have…

How effective is door knocking with this script?

Any other script recommendations, or other way to approach it?

Is there a more effective way of doing this? (Mailers, cold calling, etc.)?

Any other advice?
