Kurt Cobain and Understanding Assessor Record Data

Kurt Cobain was found dead in his home on 4/8/1994. His home (171 Lake Washington Boulevard East, Seattle, WA) has a sale document date of 6/7/1994, this document can be found at the following links:

1.) The sale data on the assessor record shows $0 payed by "LOVE-COBAIN COURTNEY", why is this?

2.) Why is it dated on 6/7/1994, when Cobain was already living there? Does it take that long for these documents to make it through the system? Within the document it does state "Allen Draher, trustee of the lake Washington Blvd East Trust UTA dated January 19, 1994, (hereinafter called "GRANTOR")"… is this the actual date of sale? The document is also notarized on what looks to be 8/19/1995, which is also throwing me off. Seems like all of this document should be prior to Cobain moving in.
