[Waco] Sell or hold 3BR 2009 single family?

Bought the thing for about $165, new construction, in 2009. Market buoyant now in part because of Fixer Upper buzz. Probably could sell for somewhere near $200.

What do you look at to gauge whether the market will continue to climb or is leveling off? How do potential interest rate hikes factor in? Very confusing.
