Minnesota Buyer here that did a final walkthrough last night that didn't go too well. The homeowner did not perform any repairs that were agreed to. This includes repairing all open ground outlets, adding GFIs where needed in the house, and replacing a metal covering on the roof. Also, since the inspection, there is now brown marker drawn on the wooden floor in the dining room. The dents/holes in the walls have been filled in with plaster but to the point where EVERY wall will need to be repainted. The seller agreed to provide an invoice for repairs at time of final walkthrough. Closing is supposed to happen tomorrow afternoon.
Can anyone provide direction? We don't want to walk from this house if possible but are not willing to settle. Would an electrical permit need to be pulled for the work that is supposed to be done? Can we ask for the seller to pay for the wooden floor and the cost of paint for the entire interior or is it too late?
