Home Warranty thoughts?

Previous post here

Long story short, after a bit of countering, the offer from the seller in my previous post sits at:

  • 210k, no contingencies
  • 45 day closing
  • 6k earnest money
  • no seller assistance

Now, I am still worried about the boiler. Do you think a home warranty (that for sure covers the boiler) might be a happy medium?

I know home warranties can be fickle and I would be sure to read the fine print, but I was thinking that if it would be certain to cover the boiler, that it might give me a years worth of breathing room to replace it as well as cover some other big ticket items and whatever the inspection yields.

Suggestions? Experiences with home warranty? Again, I am a first time home buyer with little experience. I'd love any feedback. Thank you!
