Hi, I'm trying to help a lady who is in her 70's and wants to sell her property. A tenant is currently there, but they have no written agreement and are on a month to month basis. Last week the landlord texted the tenant asking to see the property today, she agreed. Come today, the tenant does not want to allow the landlord to see the property. Tenant is late on rent, smoking in the house, etc. What course of action does the landlord need to take in order to enter and inspect the property?
