I am looking into listing my home, I am just beginning to take a look a comparables and I am curious if an office/study adds value to a home.
It is a 2006 1790sq/ft 3/2 home with an office/study and is located in the Palm Bay FL 32909 area. Most homes that it is being compared to have the same 3/2 1700-1800 sq/ft range but don't have an office.
Being that the office is not considered a bedroom (No closet), I feel that it is not being taken into consideration when being compared to similar homes in the area. It is not an addition or modification, it is part of the original floor plan and includes a door and window.
Am I right in thinking this? Any help would be greatly appreciated.
