Want to put an offer on a house – but it’s also listed for rent (currently vacant). Advice? [MT]

As mentioned in the title – we're thinking about putting an offer in on a house that has been on the market for a while and we've seen a few times now. However, I noticed within the last week that it appears to be listed as an available rental on Craigslist with a 10-month lease (legitimate post – it was previously a rental too). If we choose to put an offer in on this house, we would want to occupy it as soon as possible as the lease on our current rental is ending.

Is there any way to avoid having renters sign a new lease between the time we potentially put in an offer and close on the house?
