What is the best way to finance $40,000 home repair loan before sale?

Credit scores 818,840. Have less than 20% equity so it seems like a home equity loan is doable but with high rates on the $310,000 valued home. Prosper seems to be offering up to $35,000 3 year at 5.31% fixed $1054 per mo or 5 year 7.48% fixed $701 a month. Cash flow after all else considered $1700 a month. We were originally going to do a 3 year savings plan but our realtor said that the mortgage rates are going up and there is a shortage of homes in our area so even without a grand renovation we can sell fast with minor repairs. I like the 7.48% loan because I aim to pay it off faster but this allows for extra cash flow if absolutely needed.

Anybody use light stream? My realtor warned that some loans will put a lien on the house so can't sell anyway until the lien is paid off. I googled lien and lightstream but those teams only show up for their auto loan.
