What do I need to know about buying a home off-market?

We are selling our first house and trying to get into something twice the size. We're in a really hot market with low inventory and are trying to get creative in finding our dream home. Because our house will be on the market soon, and we need to sell before we buy… time is of the essence. We can't sit around and wait.

  1. Our listing agent has offered to send out custom mailers to home owners in our neighborhood asking if they'd consider selling to us off-market

  2. I've posted in our local Nextdoor app asking neighbors the same thing.

So far, a couple of neighbors from my posting have reached out saying they'd consider selling to us to save the 6% agent fees and marketing costs.

Has anyone does something similar? What should we know about pursuing an off-market house, especially in scenario #2 where our agent is not involved either?
