The pre inspection offer in May was around $385k which was nearly identical to the zillow zestimate at the time. Fast forward to June, my zillow zestimate has gone up to $405k. I do the phone inspection. 3 days later my offer came in at $409k. I watched my Zestimate go under 400k within a week, and signed to sell. My Zestimate is now $368k as I close netting $387.
The only surprise on top of the 5% fee was a miniscule $75 fee for document transfer and recording. It couldn't have been easier. Closing took 15 minutes. Atlanta area.
