First time home owner buying out of state – how to find reliable resources

I'm looking at a property in AZ. It's way below budget and I easily have the money for the 20% down payment and got pre-qualified for a loan.

I don't really understand what the order of events are here and what happens after I make an offer. There's an inspection and there most be more things to do. I feel way overwhelmed because I'm brand new to the area and don't know where I'd find a qualified inspector whom I can trust. The agent said she would be working both sides of the deal and can give me a list of people she approves – but I figure I'd rather not use her people because she's just looking to sell the property (although she did seem nice).

Is there someone who is qualified and I can pay to do this all for me? There must be. I would be so happy to pay someone to handle all the inspections, any back and forth, and I can just send them my tax forms and loan stuff and take the keys from them.

I want to buy this place and I have the money to do it, I'm just getting overwhelmed (maybe it's all in my head) with the process. What's a good resource I can turn to? Thanks

Just moved in & washer/dryer are not here

Hi everyone, I was wondering if someone can help us…

We're new homeowners and moved in yesterday. We noticed the seller took away the washer/dryer when they moved out. Our purchase and sale agreement says "All appliances, refrigerator, stove/oven, microwave, all light fixtures, all window treatments to remain."

We had the assumption that "All appliances" meant washer/dryer were included when we purchased the home. Was it wrong to think that way? Is there anything we can do now?!

Edit: the realtor said washer and dryer aren't automatically included, it wasn't something that was written in either…

TX – How often does seller (Bank) sue if financing falls through?

Hi all,

Waived my financial contingency to stay competitive with multiple all-cash bids and had my lender decline my application. Most likely will not have time to close with another lender that can do arithmetic properly. The property in question is an REO in texas with a purchase price of 700. How often do lawsuits occur over just taking the earnest money (1%)? The contract stipulates that earnest money can be used as liquid damages.

Moving from NY -> Florida: where to even start?

Hello all. Purchasing a home with my husband. We both work remote and now have the ability to live wherever we want. His friends and family are from Miami and he lived there for almost 10 years. I've been to Florida maybe twice in my whole life for a total of less than 7 days and I'm not sure where to even start. I'm not familiar with the area and I'm not sure if I'll even like Florida. He wants to move within the next year but I'm not sure how I can feel better about moving to a place I've been only twice.

I don't even know where to start. We don't plan on having kids so we don't worry about schools. We are both fairly young and want to be close to a large city for events. Obviously low crime and our budget would be fairly large, about $1mil so we would like a nicer area with a younger population.

Should we rent an air b&b and just drive around for a month to different cities? It just seems impossible right now with COVID and I've never really lived that far from my parents so this is all new. Also, first time home buyer. Any good advice moving to a new area is appreciated.

Resources for Low Income buyer in HCoL area.

Hi folks, I work full time but my career income is still under 80% of mean in my HCoL area and single income. Have been a responsible renter but am really sick of the janky janky options on my budget anymore. Im just craving a decent grown up amount of space, and decent appliances etc, like not over paying for a jammed up 400sq ft unit, with no storage, or someone’s basement with three different kinds of kitchen cabinets and a stacked washer dryer stuffed next to the refrigerator, or the laundry room that the upstairs tenant uses by accessing through your apartment. With the decreasing options in rental markets and increasing competition, I’m really wondering about trying to buy something like a lower priced condo or manufactured home. Can anyone point me to resources about making decisions on this? Like do these appreciate at all? What are concerns about getting loans or things to look for. Do any realtors ever specialize in this. I mean it’s not what I want but I’m not quite ready to leave the metropolitan area, and I’m sick of paying for crap apartment situation that I can’t even improve. Thoughtful helpful advice appreciated.

Late mortgage payment

We are home shopping and have my pre-qual letter. Made an offer on a home this morning and waiting to hear back. Went to mailbox today after being out of town for over a week and found a late notice for my current mortgage payment. It’s 30 days late as of tomorrow.

I did mail my mortgage payment in late November. I received bills in my mail today from other payments saying I’m late. These were bills I’ve already sent payments for on the same day as my mortgage payment. I dropped them all at the post office at the same time but obviously none of those payments went out. (Utility bills and other things that aren’t reported until the go to collections.) We are having lots of complaints about mail issues in our area here lately.

My past payment history on everything is perfect but this is going to show up as over 30 days late on my credit report. I immediately sent payment electronically for last month and for January. It will be receive Monday.

My heart dropped. Is this going to ruin our new home purchase? No one is open today so I can’t call anyone to plead my case or see if it’s going to be a major issue. Any advice? I’m going to spend all weekend worrying about it until I talk to someone Monday. Was hoping I could get some thoughts from y’all. It is what it is at this point but I’d like to know. Don’t want to get excited if they accept our offer, only to have it fall apart.
