Escalation clause?

We are considering putting a bid in on a property but the agent said there is an escalation clause meaning that if there is another offer, the bids automatically increases at a rate of $500 until it reaches the maximum that both parties are willing to pay. Sounds like this would start an instant bidding war and ensure that the bid hits the max people are willing to pay. Is this the norm now in house buying?

Selling because hateful neighbor

We have a neighbor who won't stop being an asshole. Over the winter, he purposely shoveled piles of ice behind our truck (we park on the street). He even froze a bucket of ice during winter and dumped it behind our truck (didn't accomplish much). Now he has parked his big trailer as close as he can to our property line, so it's difficult to get in and out of our spot. He has no intention of using it, he is just parking it there to cause us harm. We've had to park in front of his trailer a few times, and he had resorted to placing an orange cone to reserve that area. We still park there anyways.

He has put up an ugly tarp on our property line, making it very obvious the type of neighbor we have.

He really doesn't like people parking on the street next to his property. And I guess he doesn't like it when we get close to his property as we pull in to park.

Whenever we're outside at the same time, he is flipping us off. This has happened multiple times, including flipping my wife off.

We were on good terms until last year when we had to put our 2 year old dog down due to poisoning. The same day we put her down, he threw garbage over our fence. I confronted him about throwing garbage over the fence (and told him about our dog), which he apologized for, though he has been a complete asshole since. Including putting up a higher fence as if we saw something he didn't want us to see.

He's asked us to leave him alone, but he keeps making the situation worse. I've even texted him awhile ago asking him why he hasn't left us alone, because we have left him alone. And he just calls the cops telling them we won't leave him alone.

So we're at our wits end. I think he just wants us to move, and will do whatever he can to make us move.

Though, how should I handle this when it comes time for an open house? I think I'm just going to tear down his tarp and park our truck in front of his trailer when it's time for an open house.

Are home prices really that expensive?

Do people really look at house prices today and think it’s expensive?

I could afford around $350k in mortgage and that’s around $1.6k a month. Not bad. Considering I always considered a condo/home a huge purchase. Not something I can just walk in and pay all cash.

So what’s the deal here? It’s expensive? Or just people who have different ideals in this day and age?

Creative Financing Lenders?

Hey guys what’s up. I’m 21 y/o and am looking to get my hands on my first investment Propety or property in all in achieves to renting it and getting $300-$500 in passive income.

The problem I have is getting the financing.
I’m currently a student with about 150k saved. I’m looking to get houses in >90k range in mid suburban states.

I also happen to be restricted to not take or bear interest. Are there any firms who will work with me in offering a deal that will benefit both of us. I’m open to setting up the 30 yr period interest into “profit” as some Islamic banks do it. But the thing is I have no proof income, (due to being student).

If you guys can help I’d truly appreciate it!

Why shouldn’t I buy a condo with current owners who are delinquent in their HOA dues?

I am looking at buying a condo (not as an investment) that was re-listed after pending a sale due to the bank rejected the original buyer given the delinquency of other owners in the building. Ignoring the judgments made upon the folks in the building who may be behind in payments, how would this impact me long term as a resident of the building if I bought? The HOA appears to be ran by folks within the building, and the HOA only covers water, garbage and sewer. I like this building because it is not a co-op and it's in a desirable location, but I am worried about the reserves within the buildings HOA and how that impacts owners. How would I find out if there is an upcoming update for the building that everyone must pay into?

When is the best time to make the same offer for a house?

I made post about how the seller and their realtor called my 19k "lowball offer" on a 509k house. Well now it's been 25 days and it seems they didn't receive any
better offer and all the houses around it were sold in less then 10 days. And when I made that offer they didn't accept it nor reject it they simply said that I need to come closer to the asking price. So I'm thinking about making the same offer but not sure when is the best time I wanna make the offer when their already lost hope for the exact 509k. I'm gonna have an expire date for it maybe 1 or 2 days but still unsure when is the
best time to make the offer any advice?

The Games Realtors Play

Probably not important to most buyers/sellers but in my area, I've come to realize:

  • Brokers force all the agents to list under their name to bump their stats and make them look more prominent in the top realtor rankings.
  • I think some have open houses before listing maybe in order to already have buyers lined up before it goes on MLS. I guess this would make them look good?

What are some not so upstanding tricks of the trade you're aware of? Just my opinion but I feel like this goes along with this new American mentality of win at any cost vs. playing fair and may the person win.

Scammy broker won’t refund my money

So I had an unfortunate experience dealing with a NYC apartment / broker. I responded to an ad on street easy and the broker originally did not disclose the amount of fees associated with the apartment. After I put down my initial brokers fee, I found out the extra fees associated with this co-op. I decided not to move forward but the broker refused to refund my money. What should I do?

Home inspection – process, price, what to expect?

I’m about to get a home inspection done on a newer build home (already living in it). Not sure what to expect as far as the process, cost or what to expect to be checked out.

It’s been decades since we last did this, so I don’t remember it at all.

Online prices range between $300-800, which seems like a large span. Hoping it will be closer to to lower end of that.

I’ve gotten some referrals and checked out the venders reviews and all seem highly rated. Aside from that what additional research or questions should I prepare?

Single story, single family home in tract neighborhood, approximately 2300 square feet, built during 2021-2022. This will be in preparation the 11-month warranty review period with the builder.
